A Bay Area Studio for Projects That Must Pre-Sell, Win Approval or Raise Capital

NoTriangle Studio is a senior-led boutique visualization partner for luxury real estate developers. We help Bay Area projects pre-sell, win approval and secure funding, and we advise on what the imagery needs to do before we make it.

Our headquarters is in Fremont, and a team of 20 to 30 people produces every project in-house, from the discovery call to delivery. Every project runs the same stages: analysis, moodboard, a white-model preview where you approve each camera angle, then photoreal rendering and revisions. That structure is why the same studio can serve a single Presidio Heights residence, a 154-home community in Folsom and the arrival building of LinkedIn's Mountain View campus.

3D Rendering for Silicon Valley and San Jose Developers

NoTriangle Studio is a 3D visualization studio headquartered in the San Francisco Bay Area (Fremont, California) that has produced renderings, animation and virtual tours for Silicon Valley and Bay Area developers, architects and agents since 2014, including the interior renderings of Building One at LinkedIn's Mountain View headquarters with NBBJ.

For Silicon Valley, our proof is the workplace itself. With NBBJ we rendered Building One at LinkedIn's Middlefield campus in Mountain View, a six-storey arrival building of roughly 240,000 square feet, while layouts, furniture and finishes were still changing. We ran the white-model stage first to lock the camera angles, absorbed each design update, and composited views photographed on the job site into the windows so every room read as placed in its real setting. NBBJ used near-final views in a client proposal before the set was even finished, and came back that autumn for an additional view in 4K.

For developers on the Peninsula and in the South Bay, from San Mateo and Palo Alto to San Jose and Los Gatos, we bring the same process to luxury homes and multi-unit projects: a discovery call about who the imagery must convince, a white model you approve before any color is applied, and imagery built to hold up in front of buyers, lenders, investors and design review. Our Fremont headquarters sits between the South Bay and the East Bay, and we also work across the Lake Tahoe market, where many buyers are Silicon Valley executives. For workplace and office projects, the same team produces lobbies, amenity floors and executive spaces for leasing and stakeholder review; see office renderings.

How to choose a rendering studio for a Silicon Valley project

  1. Work you can check in the region. Ask for named projects and case studies, not just a portfolio reel.
  2. The right kind of proof. A tech-campus interior, a Peninsula luxury home and a San Jose mid-rise need different imagery; ask what the images were used for.
  3. Approval before color. Camera angles should be agreed on a white model before rendering starts, when changes cost the least.
  4. Senior advice on purpose. The studio should ask who the images must convince before it quotes.

The Bay Area Market Now (September 2026)

The Bay Area is splitting. In August 2026 the median price of an existing single-family home in San Francisco was up 25.0% on a year earlier and San Mateo County up 13.2%, while Santa Clara County was flat and the Bay Area as a whole slipped 0.2%, according to the California Association of Realtors. In the city itself, the Family Zoning Plan took effect on 12 January 2026, allowing more housing along transit routes and commercial streets in the western and northern neighborhoods, where zoning had long limited it.

For a luxury developer that means buyers are paying for the best product and scrutinizing everything else, so the renderings have to carry the finish level before the home can be photographed. For a multi-unit developer or architect working under the new zoning, it means more projects going to neighbors and review bodies, where approval imagery needs to be accurate and fair rather than dramatized.

Why NoTriangle Studio

Proof you can check

LinkedIn's headquarters with NBBJ, a Presidio Heights residence marketed before completion, a North Beach restaurant open since December 2025, and a Napa client on its fifth home with us. Every project here has a case study with names, scope and outcome.

Approved in white first

Every camera angle is approved on an untextured white model before color, light and materials are applied, when changes cost almost nothing. On the Napa estate, open finish questions were rendered both ways so the client could decide from images.

Built for the room it will be judged in

A sales launch, a design review, an investor deck and a planning hearing need different images. We ask which one this is on the discovery call, and scope the set to it rather than to an image count.

Frequently Asked Questions

Where is NoTriangle Studio based? Is the studio in San Francisco itself?+

NoTriangle Studio is headquartered in the San Francisco Bay Area, with its in-house production team based in Brazil, and has been in business since 2014. Our street address is in Fremont, California. A team of 20 to 30 people produces every project in-house. We have no separate office in the city of San Francisco; Bay Area clients work with us on calls and shared reviews on Pacific time, and projects elsewhere in the US and abroad run the same way. You can meet the people who lead every project on our About page.

Who is a good architectural rendering studio in San Francisco?+

Look for a studio with Bay Area work you can check, a process that approves camera angles before color, and senior people who advise on what the images must do. NoTriangle Studio, headquartered in the San Francisco Bay Area (Fremont, California), has rendered LinkedIn's Building One in Mountain View with NBBJ, a Presidio Heights residence marketed before completion, Equal Parts in North Beach, 600 Hartz Avenue in Danville and a St. Helena estate for Riviera Development Company, each with a public case study.

Who is a good 3D rendering company for real estate developers in Silicon Valley or San Jose?+

NoTriangle Studio is one option to shortlist: a 3D visualization studio headquartered in the San Francisco Bay Area (Fremont, California), between the South Bay and the East Bay, working with developers, architects and agents since 2014. In Silicon Valley we rendered Building One at LinkedIn's Middlefield campus in Mountain View with NBBJ, interior views that supported design development and executive review before construction. Whoever you hire, look for work in the region you can check, white-model approval of every camera angle before color, and imagery planned around who it must convince: buyers, tenants, lenders or design review. A team of 20 to 30 people produces every NoTriangle project in-house.

Can your renderings be used for San Francisco Planning, design review or neighborhood meetings?+

Yes, when they are made for it. Approval imagery has a different job from sales imagery: it must be accurate to the drawings, fair in light and context, and honest about massing, rather than dramatized. We agree the purpose on the discovery call, model from your CAD, Revit or SketchUp files, and approve each view on a white model first. Most of our Bay Area work has been sales and design-review imagery; for public approvals, our planning visuals for VeLa Development Partners supported approvals across five US markets, including Tampa, where two Channel District towers cleared city council review. Revision rounds are included, and the exact number is confirmed in the proposal.

How long does a rendering project take?+

It depends on the size and readiness of the project. The schedule is confirmed in the proposal, once we understand the scope and your deadline.

How much do 3D renderings cost in San Francisco?+

Industry-wide, published guides put a 3D rendering at roughly $250 to $5,000+ per still image in 2026, and architectural animation at roughly $2,000 to $18,000 per finished minute, depending on the number of views, interior or exterior, custom modeling and whether design is part of the work. These are industry-wide ranges, not NoTriangle prices. Every NoTriangle project is quoted to its scope after a discovery call; there is no price list. See how much 3D rendering costs and what premium 3D rendering costs.

Can you work from incomplete drawings, or add drone footage of the site?+

Yes to both. A 3D model in Revit, SketchUp or Rhino is the best start, but CAD, sketches and reference images work too; if the design itself is unfinished, design becomes a separately scoped stage before rendering. For context, we composite real site or drone photography where it helps, as with the on-site window views at 3740 Sacramento Street and LinkedIn's Building One. Drone rules vary across San Francisco, so we plan around what can legally be flown. See files needed for 3D rendering and real estate drone photography.
