3D Rendering for San Diego and Orange County Developers

NoTriangle Studio is a 3D visualization studio, headquartered in the San Francisco Bay Area, that has produced renderings and animation for developers since 2014. In La Jolla, our renderings launched four luxury lots and their designs for sale before a house broke ground. In Costa Mesa, they carried a restaurant interior through lighting and material approvals, and the design went on to win a 2025 Calibre Design Award.

The Coast Has to Look Like the Coast

NoTriangle Studio is a senior-led boutique visualization partner for luxury real estate developers. On this stretch of coast, buyers know the light, the planting and the hillsides by heart, so a rendering that gets them wrong reads as fake at once. Our San Diego and Orange County work, a set of hillside homes and a destination restaurant, was built around that.

A team of 20 to 30 people produces every project in-house, through the same stages: analysis, moodboard, a white-model preview where you approve each camera angle, then photoreal rendering and revisions. That structure is what lets an architect, a developer and a sales team all sign off on the same image, and it keeps one accurate model behind every view.

Hillside Homes, Marketed Before the Build

Carrizo Lots is four new lots on Carrizo Drive in La Jolla's Country Club area, each with its own design by Jules Wilson Design Studio and Basile + Wilson, five bedrooms and about 5,200 to 7,000 square feet in wood, concrete, steel and glass. What was for sale was the opportunity, not a finished house, and none of it could be marketed off graded dirt. Fourteen exterior renderings across ten camera angles became the public face of the project: the website, the MLS listings, the brochures and the large printed boards the team used to walk developers and buyers through it.

The client came to us by referral. Earlier renderings of their work had failed on planting that looked nothing like the coast, and their main worry was how revisions would be handled. So every camera was approved on a white model first, the set was delivered in three groups so decisions on the first homes carried to the rest, and the landscape was built to La Jolla, with no palms anywhere. The client's verdict: "We are very happy with the outcome and quality."

Restaurants Approved by Their Light

In the South Coast Plaza arts district of Costa Mesa, Teatro Angelina is a 4,800-square-foot Italian restaurant with 151 seats, designed by the Orange County hospitality firm VANROOY Design. Lighting was the core of the design, so the four interior renderings modeled it as it would really fall rather than as a glow added afterwards. That let the team settle the lighting intent and fixture placement, and confirm that the plasters, marbles, metals and velvets read correctly under warm light, before construction began.

The renderings secured ownership's sign-off, and the design went on to win the Unbuilt / On the Boards category at the 2025 Calibre Design Awards, IIDA Southern California's 37th annual program. It was one of four projects we have rendered with VANROOY Design.

The San Diego and Orange County Market Now (November 2026)

San Diego County had roughly 7,900 apartment units under construction in mid-2026, with about 6,000 due to deliver this year after 5,500 in 2025, according to the ACI Apartments market report updated in July 2026. Downtown, the City of San Diego's downtown development tracker lists 502 hotel guest rooms under construction.

Orange County is building faster. Builders started 3,077 apartments through August 2026, up 31.2% on the same months of 2025, and North Irvine alone had 3,898 units underway, led by the Irvine Company's 1,858-unit Discovery Park, as Commercial Observer reported in October 2026. For a developer, that means more projects chasing the same renters and buyers, and on the coast, buyers who will judge a home by how true its setting looks. The imagery has to sell the finished place before there is anything to visit.

Why NoTriangle Studio on This Coast

Planting that reads as local

At Carrizo Lots the client's earlier renderings had failed on landscaping that looked nothing like coastal Southern California. We built it to La Jolla instead: Cook pines and lemonade berry at the edges, vines on the board-form walls, and no palms anywhere.

Approved in white first

Every camera angle is approved on an untextured white model before color, light and materials go on, so the architect, the developer and the sales team can all sign off on composition while changes still cost almost nothing.

Light as the design

For Teatro Angelina, lighting was the architecture. The renderings modeled real illumination, not a graphic glow, so the team could settle fixture placement and see each finish under warm light before anything was built.

Frequently Asked Questions

Which rendering studio should a San Diego or Orange County developer use?+

Choose a studio that has worked on this coast and can show what the imagery did. NoTriangle Studio, a 3D visualization studio headquartered in the San Francisco Bay Area and in business since 2014, rendered Carrizo Lots, four luxury homes in La Jolla whose renderings launched the lots for sale before a house broke ground, and Teatro Angelina, a Costa Mesa restaurant whose design went on to win a 2025 Calibre Design Award. Whoever you hire, ask to see work in your building type, landscaping that looks like your site, and white-model approval of every camera angle.

Do you have an office in San Diego or Orange County?+

No. NoTriangle Studio is headquartered in the San Francisco Bay Area (Fremont, California), with its in-house production team based in Brazil, and a team of 20 to 30 people produces every project in-house. We have no office in Southern California; our La Jolla and Costa Mesa projects ran remotely on calls and shared online reviews. Our Los Angeles page covers our work across the rest of Southern California.

Can renderings sell lots before the homes are built?+

Yes, when the lot and its approved design are the product. At Carrizo Lots in La Jolla, fourteen exterior renderings fed the project website, the MLS listings, the brochures and large printed boards, so Basile + Wilson could market the four lots and their designs to one developer or to individual buyers long before construction. The set was delivered in three groups, so lighting, landscaping and materials approved on the first homes carried to the rest. See how to pre-sell real estate with 3D visualization.

Why does landscaping matter so much on a coastal rendering?+

Because a buyer who knows the coast sees fake planting at once. The Carrizo Lots client had used renderings elsewhere that failed on planting that looked nothing like coastal Southern California. For Carrizo Lots we planted Cook pines and lemonade berry, put vines on the board-form concrete walls, kept beds manicured near the homes and wilder further out, and left out palms entirely, and the look was locked on quick references before the slow 3D planting began.

Can you render a restaurant for approvals before construction?+

Yes. For Teatro Angelina in Costa Mesa, four interior renderings for VANROOY Design modeled the lighting as it would really fall, so ownership could approve fixture placement and see the plasters, marbles, metals and velvets under warm light before construction. The design later won the Unbuilt / On the Boards category at the 2025 Calibre Design Awards, IIDA Southern California's annual program. See our restaurant rendering service.

How much do 3D renderings cost for a San Diego project?+

Industry-wide, published guides put a 3D rendering at roughly $250 to $5,000+ per still image in 2026, and architectural animation at roughly $2,000 to $18,000 per finished minute, depending on the number of views, interior or exterior, custom modeling and whether design is part of the work. These are industry-wide ranges, not NoTriangle prices. Every NoTriangle project is quoted to its scope; there is no price list. See how much 3D rendering costs.

What do you need to start?+

The architect's latest 3D model (Revit, Rhino or SketchUp) is the best start; CAD drawings, a landscape plan, finish schedules and reference images all help. Every project includes white-model previews of each camera angle, high-resolution files for web, print and outdoor, and commercial usage rights. Revision rounds are included, and the exact number is confirmed in the proposal. See files needed for 3D rendering.
