NoTriangle Studio is a 3D visualization studio, headquartered in the San Francisco Bay Area, that has produced renderings, animation and launch films for developers, architects and agents since 2014. In Florida, our work includes the VeLa towers in Tampa's Channel District, visualized for city approval, and repeat projects for a Miami-based owner and builder.

BOOK A CALLNoTriangle Studio is a senior-led boutique visualization partner for real estate developers. We help projects pre-sell, win approval and secure funding, and we advise on what the imagery needs to do before we make it.
In Florida, most new condominiums are sold from plans, so the renderings are the product the buyer sees first. A team of 20 to 30 people produces every project in-house, and every project runs the same stages: analysis, moodboard, a white-model preview where you approve each camera angle, then photoreal rendering and revisions.

Caribbean Resort and Villa Work
A Short Flight from Miami
Resorts and Villas, Off-Plan Pre-Sales.
Villa Visala, a golf villa at Apes Hill, Barbados, went to market off-plan with its design finalized inside the rendering process, part of our wider Caribbean resort and villa work a short flight from Miami.

Miami's branded condo wave is still building. A Knight Frank report counted 42 branded condo projects under construction in Miami and another 73 in the planning pipeline, as Bisnow reported on 16 September 2026.
On the Gulf Coast, the residences above Pendry Tampa, a condo-hotel tower downtown, were 75% sold with sales topping $385 million by early September 2026, ahead of a 2027 opening, according to the Business Observer on 3 September 2026.
Older buildings now carry more paperwork. Under Florida's post-Surfside condo safety law (SB 4-D in 2022, amended by HB 913 in 2025), associations that existed by 1 July 2022 had to complete a structural integrity reserve study by 31 December 2025, and buildings of three stories or more need a milestone inspection at 30 years, or at 25 years within three miles of the coast, per the Florida Senate bill summary.
For a developer launching now, that means buyers weighing a new building against branded rivals and against older stock with reserve studies to read, so the renderings have to show the finish level, the amenities and the view clearly enough to carry the building before anyone visits.

Every camera angle is approved on an untextured white model before color, light and materials are applied, when changes cost almost nothing. On Chatsboro Drive the white-model stage settled ceiling heights, walls and cabinetry before construction.
Luxury homes change while they are built. We model from the architect's CAD and Revit files and revise the images as decisions are made on site, so the pictures that launch the home match the house that is shown.

Quoted word for word from our client reviews.
“The No Triangle team was a dream to work with. They listen and took my 2-dimensional design to 3-dimension reality. They are indispensable for client presentations.”
“Great service. They go above and beyond and really work with you to ensure that you get exactly what you want. I've been very impressed with how professional they are no matter how small the request, and I couldn't recommend them more.”
“Really enjoyed working with NoTriangle. Smooth process, great communication and a high quality product. Would definitely recommend to anyone looking for a reliable 3D rendering company.”
Our built Florida work is the VeLa towers in Tampa. We serve developers, architects and agents across the state, working remotely on scheduled calls. Places where we have a published case study are in bold:
Tell us what the images need to do and who has to be convinced. We scope the set on a discovery call, then send a proposal with the reasoning behind each option.
Yes. Most of our clients are not near our headquarters. We work from your plans and model, you comment in one place (Review Studio), and Lukas joins the calls on larger projects. Our Florida work includes the VeLa towers in Tampa, and we work across the Caribbean, a short flight from Miami.
Yes, that is most of our work. We start from what exists (plans, elevations, a Revit model if there is one) and update the images as the design is locked. If the design itself still needs work, we say so up front and scope it.
It depends on the number of views, how complete the files are and how fast feedback comes back. Tell us the launch date and we plan the rounds backward from it.
Yes. We render views from the actual floor height and orientation, so the water or skyline in the image is the one the buyer will have.
Yes. Films and stills come from the same model, so the film matches the renderings, and the models can later feed a virtual tour or a launch page.
Plans and elevations (or a 3D model), the finish schedule and any images that show the feel you want. An NDA is no problem.
