NoTriangle Studio is a 3D visualization studio, headquartered in the San Francisco Bay Area, that has produced renderings, animation and launch films for luxury developers since 2014. Imagery for a Market That Buys Before It Is Built

NoTriangle Studio is a senior-led boutique visualization partner for luxury real estate developers. In Dubai, the renderings and the film are the product for months: buyers, many of them abroad, commit off-plan to what the images show, and on a branded residence the images also answer to an operator's brand team.

A team of 20 to 30 people produces every project in-house, through the same stages: analysis, moodboard, a white-model preview where you approve each camera angle, then photoreal rendering and revisions. That structure is what lets a developer, an architect, an interior designer and an operator all sign off on the same image.

Branded Residences, Made to the Operator's Standard

At Sankari Place, the brief was not to explain the building but to build desire before it was revealed. We led with a teaser strategy: close-up architectural moments, partial views, atmospheric light and material detail, paired with lifestyle footage for buyers who see Dubai as a base rather than a permanent home. The imagery was made to Regent's brand book, carried the Sankari and IHG announcement on 10 September 2024, and the full film was published that December, the day Foster + Partners revealed the design.

At Esmé Beach Residences, we worked through the project's branding agency while the brand itself was still being created. Eighteen images set its visual world, one palette of travertine, warm wood, copper and Gulf light, and the brand mark was placed inside the renders. The Dubai Market Now (September 2026)

Dubai recorded AED 286.4 billion of property sales in the first half of 2026, according to Dubai Land Department data reported by Khaleej Times. Off-plan homes made up about 58,800 of those sales, worth about AED 139.8 billion, almost level in value with ready property at about AED 146.7 billion, per DLD figures summarized by SmartCrowd. Branded residences are where the city leads the world: Knight Frank's Residence Report 2026-2027 counts 175 luxury branded residence projects in Dubai, 68 completed and 107 in development, ahead of Miami with 73 and London with 30, as reported by Emirates 24|7.

For a developer, that means a new launch competes with more than a hundred other branded schemes for the same buyers, most of whom decide on the images and the film alone. Every property advertisement in Dubai also needs a Trakheesi permit from the Dubai Land Department, so the imagery has to be accurate to the approved design before it goes out.

Every camera angle is approved on an untextured white model before color, light and materials go on, so a developer, an architect and an operator can all sign off on composition while changes still cost almost nothing.

How do renderings help sell an off-plan project in Dubai?+

Off-plan buyers commit before there is a building to visit, and many of them buy from abroad, so the images and film are what they are deciding on. The imagery has to be accurate to the latest design, show the amenity and wellness offer as daily life, and frame the view that justifies the address. At Esmé Beach Residences almost every interior was composed to hold the room and the Arabian Gulf in the same frame; at Sankari Place the pre-launch film sold a lifestyle for buyers who see Dubai as a base rather than a permanent home.

Can you work through our branding or marketing agency?+

Yes. Esmé Beach Residences was produced for the project's branding agency, whose name stays confidential, while the brand was still being created, so the renderings and the brand developed together, down to the brand mark placed inside the fitness studio render. We work under whatever credit and confidentiality terms the agency and the developer set.

Can you take over renderings or 3D models from another studio?+

Yes. Sankari Place arrived with exterior renders from a previous agency built on an earlier facade, and interior models supplied without materials. We remodeled the tower from the latest Foster + Partners Revit file, kept the approved interior design untouched, and rebuilt lighting, cameras and mood, with every angle approved on a white model first.

Do renderings used in Dubai property ads need a permit?+

The advertisement does. The Dubai Land Department requires a Trakheesi permit for every real estate advertisement published in Dubai, with the permit number shown on the ad, and that permit is applied for by the developer or brokerage placing the ad. We supply the renderings and film in the formats each channel needs; the permit itself stays with the advertiser.

How much do 3D renderings cost for a Dubai project?+

Industry-wide, published guides put a 3D rendering at roughly $250 to $5,000+ per still image in 2026, and architectural animation at roughly $2,000 to $18,000 per finished minute, depending on the number of views, interior or exterior, custom modeling and whether design is part of the work. What do you need to start?+

The architect's latest 3D model (Revit, Rhino or SketchUp) is the best start; CAD drawings, interior design packages, the operator's brand guidelines and reference images all help. Every project includes white-model previews of each camera angle, a milestone schedule, high-resolution files for web, print and outdoor, and commercial usage rights.
