3D Rendering for Phoenix, Scottsdale and Desert Southwest Developers

NoTriangle Studio is a 3D visualization studio, headquartered in the San Francisco Bay Area, that has produced renderings and animation for developers since 2014. In Phoenix, we rendered Ray Phoenix, a 26-story tower that opened in April 2026, for planning and design review. In Tucson, our renderings launched leasing at Four Walls before its repositioning was finished. Across the desert Southwest, we rendered the Bellagio Estate in Henderson, Nevada, with a launch film, and three desert home designs in Greater Palm Springs.

Desert Light, One Model, Every Audience

NoTriangle Studio is a senior-led boutique visualization partner for luxury real estate developers. Our desert work spans a downtown tower, an industrial park, a hilltop spec estate and a set of production home designs, and each had a different first audience: a planning board, prospective tenants, luxury buyers, a design studio's clients.

A team of 20 to 30 people produces every project in-house, through the same stages: analysis, moodboard, a white-model preview where you approve each camera angle, then photoreal rendering and revisions. In the desert that structure matters twice: once for the design, and once for the light, because a home that glows at dusk and a tower that reads at noon are lit for different hours.

Luxury Desert Homes, Sold Before They Stand

For the Bellagio Estate, a 12,769-square-foot hilltop spec home in Henderson, Nevada, the brief was to make a buyer feel the place before it existed. Five renderings showed the motor court, the pool grounds, the kitchen and the primary suite, with the Las Vegas Strip in the glass at dusk, and a launch film drove up the landscaped driveway to the front door. The same studio then delivered the specification document, construction drawings and reflected ceiling plans, and the home was brought to market in 2026 while still under construction.

For Pike Place, Denton House Design Studio needed to market three home designs for more than one desert lot. Each was set on a representative site with palms, golf and mountains rather than a fixed address, and the designers chose the furniture piece by piece from references, so the front and rear views show the homes as they would really be furnished. It is the same approach a Scottsdale or Paradise Valley builder needs for a model home or a plan book.

Towers and Commercial Space, Shown Finished

For VeLa Development Partners, the renderings were made for planning boards, not for a brochure. Each tower in the six-city program was set into its real city with drone photography and CGI, so reviewers could judge height, massing and skyline impact rather than imagine them. In downtown Phoenix, Ray Phoenix, co-developed with Ray and built with Clayco, went from that review to an open building: 26 stories and 401 units, topped out in 2025 and opened in April 2026.

In Tucson, Four Walls is a 1979 flex and industrial park on Elvira Road that The Sason Organization bought to reposition. We modeled the planned repaint, dock doors, landscaping and new brand onto the real buildings, and delivered one aerial in two color schemes from the same camera, plus a night aerial and a street view, so the owner could choose a scheme and start leasing before a wall was painted. The repositioning was completed in late 2025, and the park is marketed for lease off the same images.

The Phoenix Market Now (November 2026)

The Phoenix apartment pipeline has come down from its peak but is still large. Matthews' Q2 2026 multifamily report counts 27,240 units under construction, 5.86% of inventory against a 13.41% peak at the end of 2023, and Yardi Matrix reports 9,149 units completed in 2026 through July. Downtown, the Rider Levett Bucknall crane count found three cranes in the first quarter of 2026, down from five a year earlier, as reported by the Phoenix Business Journal. New towers are still starting: in Tempe, Aspirant Development broke ground in September 2026 on Revelry, two Gensler-designed towers of 17 and 15 stories with 533 residences.

For homes, single-family permits across the metro stood at 22,672 over the twelve months to July 2026, down 14.8% year over year, according to Texas A&M Real Estate Research Center data summarized by The Land Letter. For a developer, that means fewer projects competing for the same buyers and renters, and each one has to stand out on screen before it stands on site. The imagery has to win a planning board, a lender and a buyer or tenant, often from the same model, and in the desert it has to get the light right.

Why NoTriangle Studio in the Desert Southwest

Desert light, done right

Hard noon sun, long dusk shadows, mountains on the horizon and planting that has to read as xeriscape, not lawn. Our desert work in Tucson, Palm Springs and Henderson is built around that light, and every view is lit to the hour the buyer or tenant will actually see.

Approved in white first

Every camera angle is approved on an untextured white model before color, light and materials go on, so a developer, an architect and a broker can all sign off on composition while changes still cost almost nothing.

From launch to construction

For the Bellagio Estate the same studio made the launch renderings and film, then the specification document and construction drawings, so the home that was marketed is the home that gets built.

Frequently Asked Questions

Which rendering studio should a Phoenix or Scottsdale developer use?+

Choose a studio that can show desert work and what the imagery did. NoTriangle Studio, a 3D visualization studio headquartered in the San Francisco Bay Area and in business since 2014, rendered Ray Phoenix, a 26-story tower that opened in April 2026, for planning and design review; Four Walls, an industrial park in Tucson whose renderings launched leasing before the repositioning was finished; the Bellagio Estate, a hilltop spec home in Henderson, Nevada; and Pike Place, three desert home designs in Greater Palm Springs. Whoever you hire, ask to see work in your building type and light, white-model approval of every camera angle, and how the studio handles several people signing off.

Do you have an office in Phoenix or Arizona?+

No. NoTriangle Studio is headquartered in the San Francisco Bay Area (Fremont, California), with its in-house production team based in Brazil, and a team of 20 to 30 people produces every project in-house. We have no office in Arizona; our projects in Phoenix, Tucson, Palm Springs and Henderson ran remotely on calls and shared online reviews. You can meet the people who lead every project on our About page.

Can you render a luxury desert home before it is built?+

Yes, and the light is most of the work. For the Bellagio Estate in Henderson we rendered the hilltop home at twilight with the Las Vegas Strip in the glass, and made a launch film that drives up to the house before it existed; the home was brought to market in 2026 while still under construction. For Pike Place, each of three designs was set on a representative desert lot with palms, golf and mountains, so the plans could be marketed for more than one site. See editorial vs listing-grade renderings for luxury homes.

Can renderings help a Phoenix tower through city review?+

Yes, when they are made for the reviewers. On the VeLa program, each tower was shown in its real city with drone photography and CGI, so boards could judge scale, massing and skyline impact rather than imagine them. In Phoenix, the 26-story, 401-unit Ray Phoenix went from that review to an open building: it topped out in 2025 and opened in April 2026. More on the difference is in approval renderings vs sales renderings.

Can renderings lease an industrial or flex property before the upgrade is done?+

That is what they did at Four Walls in Tucson. The Sason Organization bought a 1979 flex and industrial park and planned a repaint, new dock doors, landscaping and a new brand. We modeled all of it onto the real buildings, delivered one aerial in two color schemes from the same camera plus a night view, and leasing started while the work was still underway. The repositioning was completed in late 2025, and the park is marketed for lease off the same images.

How much do 3D renderings cost for a Phoenix project?+

Industry-wide, published guides put a 3D rendering at roughly $250 to $5,000+ per still image in 2026, and architectural animation at roughly $2,000 to $18,000 per finished minute, depending on the number of views, interior or exterior, custom modeling and whether design is part of the work. These are industry-wide ranges, not NoTriangle prices. Every NoTriangle project is quoted to its scope; there is no price list. See how much 3D rendering costs.

What do you need to start?+

The architect's latest 3D model (Revit, Rhino or SketchUp) is the best start; CAD drawings, finish schedules, a landscape plan and reference images all help, and so do phone clips of the site. Bellagio started from a CAD file, a landscape material board and one interior reference per key room. Every project includes white-model previews of each camera angle, high-resolution files for web, print and outdoor, and commercial usage rights. Revision rounds are included, and the exact number is confirmed in the proposal. See files needed for 3D rendering.
