Our Deepest Caribbean Work Is at Apes Hill

NoTriangle Studio is a strategic visualization partner for developers, architects, and agents selling property in Barbados. Our longest island relationship is here, at Apes Hill in the hills of St. James. Villa Solene, a spec villa for Pure CMI, sold to the first buyer who saw our renderings, before it was built. Villa Visala across the road followed, its design finalized inside our rendering process, and we are now designing and rendering further spec villas there.

Barbados sells to buyers abroad. They have long come from the UK and Canada, and in 2025 the United States overtook the UK as the island’s largest source of visitors. The luxury market concentrates on the west coast, the Platinum Coast of St. James and St. Peter, where branded projects such as Pendry Barbados and its private residences near Speightstown, under construction as of 2026, keep raising the standard a new villa is judged against.

Development runs through the Planning and Development Department under the Planning and Development Act 2019, with applications filed on the department’s online ePortal and drawings prepared by registered professionals. Beachfront sites add a review by the Coastal Zone Management Unit, which checks the setback from the high-water mark. Renderings replace none of that. They help people understand what the drawings propose, and then they sell it.

Why NoTriangle Studio in Barbados

A Barbados villa is usually sold before it is built, to a buyer who has not walked the lot, in an architectural language that buyer expects the island to speak. We build the work for all three.

Proven at Apes Hill

Villa Solene sold to the first buyer who saw its renderings, before a wall went up. The developer came back within weeks for Villa Visala across the road, and today we are designing and rendering further spec villas at Apes Hill. That is the relationship we build on every island.

Built for buyers abroad

Barbados buyers have long come from the UK and Canada, and the United States is now the island’s largest source of visitors. Most commit from home. Every image and floor plan we deliver carries the villa name and a label for the view, so a buyer on a call from London or Toronto can place each room in the house.

A villa that reads as Barbados

Buyers here recognize the island’s language on sight: coral stone, timber tray ceilings, deep verandas, louvres that pull the trade winds through, and native palm planting. We render what your architect specifies, never a generic tropical look, and nothing that does not grow on the island.

The real lot, the real view

On Villa Solene we walked the Apes Hill site plan with the developer to fix where north fell, the golf tee boxes on one side and the fairway running to the ocean on the other. On Villa Visala we wrote a drone guideline so the developer’s operator could capture the real upper-floor outlook at our camera angles.

Design resolved in the model

Villa Visala arrived with a bedroom door that could not open, uneven window heights, and a stair that read like a back stair. We fixed them directly in the 3D model instead of sending the set back for a redraw, and designed around island realities: humidity that ruins wall paneling, and nine-foot windows that are hard to procure.

Drawn to the permission, not ahead of it

We place the building exactly where your architect puts it, at the approved height and setback, and render what the drawings show. Planning permission in Barbados rests with the Planning and Development Department and your registered architect. Our images never imply an approval the project does not hold.

What have you rendered in Barbados?+

Two spec villas at Apes Hill in St. James, both for Pure CMI. Villa Solene, a single-story four-bedroom home, was relaunched on eight renderings and a floor plan and sold to the first buyer who saw them, before it was built. Villa Visala, a two-story golf villa across the road, sold off-plan on ten renderings, two floor plans, and a 60-second animation. We are now designing and rendering further spec villas at Apes Hill.

Can renderings help with planning approval in Barbados?+

They can help an owner, a board, or neighbors understand a proposal, but they are not planning drawings. As of 2026, applications go to the Planning and Development Department under the Planning and Development Act 2019, in force since December 2021, and are filed through the department’s online ePortal, with drawings prepared by registered professionals. We render exactly what those drawings show. Approval rests with your architect and the department.

What changes on a beachfront site in Barbados?+

Coastal sites add a review by the Coastal Zone Management Unit, which checks, among other things, that buildings respect the setback from the high-water mark, about 30 metres where there is a beach, with a separate rule for cliff frontage. We place the building at the setback your architect has drawn and show the beach and shoreline as they are, so the images never suggest a closer relationship to the water than the approval allows.

Who buys in Barbados, and how do renderings reach them?+

Buyers have long come from the UK and Canada, and the United States overtook the UK as the island’s largest source of visitors in 2025. Most of them decide from abroad, on a video call or a forwarded PDF. That is why every image and floor plan we deliver carries the villa name and a label for the view: an agent can walk a buyer through the house without being in the room.

How do you make a new villa look like it belongs on the island?+

By rendering the materials and moves Barbados buyers already trust, as your architect specifies them: coral stone, timber tray and tongue-and-groove ceilings, deep verandas, louvres for cross-ventilation, and landscaping in palms and local tropical species. On Villa Solene the developer asked for planting natural to Barbados, with nothing like olive trees, plus a little more flowering color, and that is what the renderings show.

Can you help with the design, not only the renderings?+

Yes. On Villa Visala the drawings arrived only partly resolved, and the entrance, staircase, window heights, ceilings, and lighting were all settled in the 3D model while the renderings were underway. We are now designing and rendering further spec villas at Apes Hill. Design adds scope, so we price it separately and agree it before production starts.
