Our Work in Jamaica

Our Jamaica work is The Elysian in Montego Bay: 48 homes across three residential blocks for Prodigious Development Company, with 12 interior and exterior renderings, a narrative pre-sales film and a marketing website the developer's team runs on its own.

The north coast is building. The Jamaica Tourist Board's February 2026 investor outlook lists more than 6,000 hotel rooms under construction or in planning around Montego Bay alone, and names the pace of the Montego Bay rebuild as the main variable in the island's recovery.

Most buyers of a north coast home are not standing on the site. They are abroad, often part of the Jamaican diaspora in the US, Canada and the UK, and the images are what they buy from.

We worked on The Elysian through Hurricane Melissa in October 2025 and kept delivering, so pre-sales could keep moving.

Why NoTriangle Studio in Jamaica

A north coast residence usually sells to a buyer abroad, often part of the Jamaican diaspora, deciding on a lifestyle as much as a home. We build the work for that reality, and for an island that rebuilds and keeps selling.

A film that sells the place, not just the building

North coast buyers are buying a way of life. On The Elysian the film moved from the homes to the rooftop lounge, the pool deck and the coast around them, with a closing line that kept nearby attractions clearly separate from the development.

Drone footage that matches the 3D cameras

We write a drone guide for your on-island operator: positions, heights and time of day for each shot, so the live aerials and the rendered views line up exactly.

Ready when the plan changes

Island projects change mid-design. On The Elysian the pool deck and amenities moved partway through, and the renderings and film were updated as a clean second round when new models arrived.

Showing a building made for hurricanes, honestly

After Melissa, buyers ask how a building will stand up. Renderings can show what the architect has drawn: impact glass, shutters, raised floors, and roof lines, clearly and accurately. They never stand in for an engineer's report, and we keep them to what is on the drawings.

One asset per story

When one block of a development has its own character, it gets its own image. On The Elysian, Block E carried its own marketing asset instead of crowding the hero view.

Remote delivery on Eastern time

Jamaica keeps US Eastern Standard time all year, so reviews fit a New York or Miami working day. The Elysian ran fully remote.

Frequently Asked Questions

Who approves a new development in Jamaica?+

Building work needs approval from the parish's municipal corporation before any work starts, in Montego Bay the St James Municipal Corporation, with the National Environment and Planning Agency (NEPA) and the National Works Agency as the key referral agencies. Your architect manages the application; renderings help the design read clearly to the people reviewing it.

Can you work from our architect's files if we are not in Jamaica?+

Yes. We work from the architect's Revit, CAD, or SketchUp model and drone footage of the site. The Elysian ran fully remote.

How do renderings help sell to buyers abroad?+

They are the property for a buyer who has not visited: the view from their floor, the finish of their kitchen, the walk to the pool. A film and a launch website carry the same images to the buyer's phone.

Can renderings show hurricane-resistant design?+

They can show exactly what is on the drawings: impact glazing, shutters, raised ground floors, and roof forms. Jamaica's government has said its revised building code will require new buildings to withstand Category 5 hurricanes. Claims about performance belong to your engineer, not to the images.

How long does a project take?+

It depends on the scope and how complete the design is. We agree the schedule against your launch date at the start.
