Our work here is on the north coast: the exterior marketing renderings for the Playa Grande Coastal Villas, three modern tropical villa designs by Denton House Design Studio for a beach-and-golf community near Cabrera and Río San Juan.

The country has two very different luxury coasts. The east, around Punta Cana, Cap Cana, and now Miches, is the high-volume resort market, where The St. Regis Cap Cana opened in 2025 and Four Seasons is building a resort and private residences at Tropicalia. The north coast, from Puerto Plata through Sosúa and Cabarete to Río San Juan and Cabrera, is greener, quieter, and cliff-lined, home to Amanera and its villas at Playa Grande, with a Ritz-Carlton Reserve planned at La Boca.

Buyers come mostly from the US, Canada, and Europe, and many projects sell with CONFOTUR status, the tourism-incentive regime under Law 158-01 that can exempt buyers in approved projects from transfer tax and annual property tax for a set period. The visuals have to hold up when a buyer compares a north coast villa against a Cap Cana branded residence, from a laptop in New York or Madrid.

Built from the architect’s own plans

We modeled every Playa Grande villa from Denton House’s CAD and elevations and carried the firm’s architectural markups round by round: materials, planters, spa details, rooflines, and lighting, until each villa looked built. Design firms get renderings they can put in front of their own client.

A collection, not a folder of images

Three distinct villa designs had to read as one development on one coastline. We held the setting constant, palms, agave, infinity pools, ocean and golf views, so a buyer moving between homes read a place, and later turned the set into double-page brochure spreads.

Honest to the site

Playa Grande was set from photographs of the surrounding area and a landscape plan, and we chose camera angles that never promised more of the site than that material could support. The setting a buyer sees should be one the project can show truthfully when they arrive.

Two coasts, two settings

The north coast is green, cliff-lined, and quiet, with golf running to the ocean at Playa Grande. The east around Punta Cana and Cap Cana is flat, white-sand resort country. A villa rendered for one does not sell on the other, so we build each setting as it is.

Ready for a branded standard

The Dominican Republic’s top end is brand-led: Aman at Playa Grande, St. Regis at Cap Cana, Four Seasons at Tropicalia. Branded imagery answers to the operator’s guidelines as well as the developer. We work from those guidelines and set up one feedback channel for brand, developer, and architect.

Remote delivery, real site context

Our Dominican Republic work ran fully remote, from moodboards through 2K previews to 4K finals, with the design firm marking up each round in a review tool. Every angle is approved as a white model first, and the real site reaches us through photographs and plans, plus drone footage captured to our guide where a site needs it.

Yes, because the setting is different. The north coast, from Puerto Plata through Sosúa and Cabarete to Río San Juan and Cabrera, is green, cliff-lined, and quieter, and at Playa Grande the golf runs to the ocean. The east, around Punta Cana, Cap Cana, and Miches, is flat white-sand resort country. We render the coast the project actually sits on, from site photos, the landscape plan, and drone footage where it exists.

How does CONFOTUR status show up in the marketing?+

CONFOTUR is the Dominican tourism-incentive regime under Law 158-01. For approved projects it can exempt buyers from the property transfer tax and from annual property tax for a set period, so developers usually lead with it in the sales pack. Our part is the visual side of that pack, renderings, floor plans, and brochure spreads, so the images carry the same weight as the incentive. Eligibility and terms are set by the project’s approval and should be confirmed by your Dominican counsel.

Do you work for architects and design firms, or only developers?+

Both. Playa Grande was commissioned by a design firm, not a developer. Denton House needed marketing imagery it could put in front of its own client, so we modeled each villa from the firm’s CAD and elevations and carried its architectural feedback round by round. The same villa designs were later re-rendered for the Southern California desert as Pike Place, reusing the models for a new market.

Can you render branded residences in the Dominican Republic?+

Yes. The country’s luxury market is increasingly brand-led: Aman offers villas to own beside Amanera at Playa Grande, The St. Regis Cap Cana opened in 2025 with residences alongside, Four Seasons is building a resort and private residences at Tropicalia in Miches, and a Ritz-Carlton Reserve is planned at La Boca on the north coast. Branded imagery has to meet the operator’s standard, so we work from the brand guidelines and give brand, developer, and architect one feedback channel.

Do you need to visit the site?+

No. Our Dominican Republic work ran fully remote, and the country keeps Atlantic Standard Time all year, the same as US Eastern daylight time and one hour ahead in winter, so reviews fit a normal working day.
