A Listing That Could Not Wait for Completion.

Chase International engaged NoTriangle Studio, an architectural visualization studio based in California, to support the early marketing of a high-end residential estate in the Clear Creek Tahoe market. The property was still under construction. But the development and brokerage teams, working alongside Chase International, one of the strongest luxury real estate brands in the region, needed to launch the listing early, build momentum, and support pre-sales in a highly competitive Lake Tahoe market.

That required luxury 3D rendering capable of carrying the full weight of the listing well before completion, visually, emotionally, and commercially.

The market

Buyers Who Decide in Seconds, a Design Language to Honor.

Before any production began, we aligned with every stakeholder on who the imagery had to convince. Buyers in the Lake Tahoe market are often Silicon Valley executives, investors, and second-home owners with exceptionally high expectations. At this level, the visuals must communicate architectural confidence, exclusivity and privacy, and a refined, contemporary mountain lifestyle, and every visual decision needed to resonate immediately, without explanation.

The imagery also had to stay true to the people behind the design. Whisper Homes and Saint Pierre Interiors share a distinct language of warm mountain-modern architecture, tactile natural material palettes, and detail-driven interior storytelling. The visualization needed to preserve that design intent with absolute accuracy while translating it into buyer-facing imagery suitable for ultra-luxury positioning.

The challenge

More Than Renderings: A Whole Buying Experience.

Ultra-luxury pre-sales demand more than standard renderings. To position a property of this caliber within the $10 to $15M mountain estate category, conventional 3D imagery was not sufficient. Buyers needed a complete, immersive understanding of the home before it physically existed, so the scope evolved into a fully integrated visualization ecosystem built to support confident buyer decision-making and early engagement.

The project also carried a complex group of stakeholders: the architects and designers, Media Stone Creative on marketing, the development team, the Chase International brokerage, and interior consultants, all while construction progressed in parallel. Structured communication and clarity were essential. The visualization had to support alignment, not introduce friction.

We analyzed comparable listings across Clear Creek Tahoe, Incline Village, and Martis Camp, where only a small number of studios consistently produce visuals credible for this segment. The mandate was not to match the market but to stand apart. So the renderings were built on authentic Lake Tahoe lighting calibrated to season and time of day, rich textures reflecting Saint Pierre Interiors' design language, and architectural detailing precise to the design intent, imagery that felt aspirational and believable, placing the residence comfortably alongside Martis Camp and Ritz-Carlton branded properties.

The animation drew on cinematic camera movement, warm mountain-modern color grading, and pacing and music aligned with luxury branding, and it became a key asset for the Mike Dunn Group, used in private presentations and high-end marketing channels to support pre-sale conversations.

In a market where remote purchasing is common, the VR experience functioned as a decision-support tool. Buyers could explore the home at their own pace, understand its proportions and spatial flow, and evaluate views, materials, and layout accurately, which reduced uncertainty for out-of-state and international buyers and supported early, qualified engagement.

The custom landing page pulled everything into one place, renderings, animation, the VR experience, floor plans, and lifestyle and location context, so pre-sales outreach pointed to a single experience and buyer education ran on its own. The stylized floor plans rounded out the materials, communicating scale, flow, and proportion in a clear, branded format.
