Austin Surf Club was an exclusive resort-style residential development still in early-stage design. The developer needed to communicate a compelling, coherent product to investors and buyers before construction, while the design team continued refining critical decisions.

 

Key risks without strong visuals:

 

  • Complex program: duplexes, cottages/shacks/cabanas, amenity buildings, and a surf club needed to feel like one cohesive destination – but stakeholders struggled to visualize how the parts worked together.
  • Pre-sales pressure: early reservations were required, yet floor plans alone couldn’t convey lifestyle, scale, or atmosphere.
  • Design iteration: massing, materials, and landscape strategy were still evolving without realistic feedback; decisions could stall.

Views clarifying massing, setbacks, and site relationship

Duplex volumes: Exterior visuals showed how duplexes stepped down toward the lake, using warm timber cladding and deep overhangs to support privacy and outdoor living clarifying scale and integration with the landscape.

 

Visuals supporting design iteration and product definition

Shack models: White-model studies tested roof pitches and porch proportions. Final renderings highlighted cedar siding, metal roofs, and generous glazing, helping finalize form and material direction.

 

Lifestyle storytelling to support pre-sales buy-in

Interior living spaces: Visuals captured double-height living areas with floor-to-ceiling glass, stone fireplaces, and open kitchens. Furniture layouts communicated circulation and real-life scale to help buyers “feel” the spaces early.
