Experience the future of architectural and interior design projects with VR real estate tours, a cutting-edge marketing tool that offers a more immersive and innovative exploration than traditional renderings. This is done with the use of highly detailed 360-degree renderings that allow potential clients to feel as if they were inside of the project, being able to look around a space in multiple directions as if they were standing at a certain point.

A big advantage of a real estate virtual reality tour is that they can be easily integrated onto various different platforms, including website/landing pages and social media. They are also compatible with most of the common devices like smartphones, iPad, laptops etc. as well as with VR headsets. A 360 VR tour uses cutting edge technology that gives extra value to a property as the more immersive the experience is, the higher the level of engagement is. Yet, they can be connected with any type of online solutions like ecommerce or tools for generating and analyzing traffic.

How To Make a 3D Virtual Tour For a Home? Our Process

Step 1 – Briefing and Collecting materials

First of all, we have a detailed discussion with the client in order to understand their goals, which then allows us to determine the best approach to take at minimum costs and the quickest turnaround time. At this stage we also collect all project materials (architectural drawings, references, design guide books etc.) that will allow us to to build the whole project in 3D.

Step 2 – Building a 3D Model

After organizing all of the materials delivered by the client, we use these to build a 3D model that will serve as a base for creating the 360 renderings (this is the same process we use for other types of renderings). Besides making sure that all design elements are in place we also test different viewpoints (the position within a space from which the tour will be viewed in 360) to make the tour as visually pleasing as possible.

Step 3 – Creating 360 Images

Once we get approval on the viewpoints we will start to add color to the renderings and focus on other details in order to ensure that photorealistic results are achieved. At this stage still minor tweaks to design are welcomed, to make sure that the project matches your vision as much as possible.

Step 4 – Creating a Virtual Tour

Once the 360 images have been approved on your end, the next and final step is to integrate these images onto an interactive virtual tour which can be used on various platforms and devices. In order to do this, we need to create an online interface to which we upload the 360 images. At this stage the tour really comes to life as you’re able to move between different rooms, add music and integrate sales materials and calls to actions to maximize the effectiveness of the tour (for more information on this please reach out to one of our specialists).

Ways to View a 360 Tour

A VR real estate tour is actually very similar to an online website and you can even consider it as an online website in many ways, due to the fact that they only require an internet browser to be viewed and they are compatible with most common devices and platforms. However, different devices use slightly different features of VR tours:vr real estate tour gear types; phone / tablet, computer or VR headset

These portable devices are equipped with a gyroscope which detects the orientation of a device in the tours which means that you can view the tour in 360 just by moving your phone around, as if you were standing in the property itself.

When using a PC or Laptop, the best way of comparing a 360 tour would be to a video game or google street view where users use a simple interface to navigate. It’s similar to Google street view in the sense that you move between different viewpoints by clicking on arrows and rotate by using your mouse.

VR Headset

A VR Headset is a device that is placed in front of our eyes like glasses that display virtual reality in a way that we are fully immersed and can’t see anything but the tour itself. These devices offer the most immersive experience for VR and can be achieved either by using highly advanced headsets with in-build hardware to guarantee or simply by putting your smartphone into a product called Cardboard.

Different Types of Virtual Tours

Nowadays, virtual tours are commonly used in different industries (even Google decided to use this technology for the street view app). In the real estate market, virtual tours are becoming the industry standard that is expected by clients looking for more innovative ways to market their developments. Fortunately, this technology is fairly accessible and many professionals offer this services, for which there are 3 main types:

Tour of Existing Properties – Photography

These types of tours are made by real estate photographers that use 360 cameras to take pictures from different viewpoints which are then used to create a virtual tour. Some of them use more advanced devices like Matterport which are able to scan the geometry of the property and create a 3D model that helps to understand the layout and geometry of a property. The whole process is usually quick and takes a day for a photo session plus time needed for photo retouching.

Future Properties – 3D Renderings

When a property has been designed but hasn’t been built yet, the 360 pictures need to be generated in 3D by a virtual reality real estate company. When done correctly and at high quality, these pictures can be indistinguishable from real photos making for a very useful marketing tool. Another advantage of this type of tour is that changes to the design can easily be made as opposed to with an existing property.

Existing Properties & Possible upgrades

Another innovative way that 360 tours can be used is by enhancing certain elements of an existing property. Let’s say that you’re looking to sell a property but the garden isn’t in fit state to show, the garden can be recreated and enhanced in and blended in with an existing 360 photo of the property.

3D Virtual Tour Pricing & Turnaround Time of 3D Real Estate Tours

As always the price and turnaround time depends on the complexity of the project but in general it’s safe to assume that a 360 tour will cost more than still renderings, due to the fact that virtual tours show entire spaces instead of just a part of a space from one angle. In terms of actual numbers, a standard residential project that shows both facades of a house plus 3 interiors will cost between $ 7,000-10,000 and will take around 3-4 weeks to complete.

To provide you with an accurate quote for your project, we need to understand its complexity and specific requirements. Contact our architectural rendering company and share details about your project and unique needs.

Benefits Of Investing In a 360 Virtual Real Estate Tour For Your Development

A virtual reality real estate tour offers a competitive edge when it comes to immersion and wowing your clients. VR Real Estate Technology’s power as a real-estate marketing tool is unparalleled, and it’s something that grabs attention.

Stand Out From Competitors

The fact that some know little and are still skeptical of whether VR real estate tours are worth the investment is something that you can use to your advantage. Whether you believe it or not, VR Real estate technology is revolutionizing property marketing, and those who move now to make the most out of this cutting edge tool are going to be the long term winners.

The beauty of getting a real estate VR tour done is that you can tailor the whole tour so it represents and showcases your project in the most effective way possible. Give the client the power to customize a home to their exact liking by allowing them the ability to change furniture and finishes before building anything in the real world.

360 Views vs. Real-Time Virtual Tours

Some people may have read this page and thought, why haven’t you mentioned Real-Time Virtual tours? For those new to this term, real-time is essentially the most advanced tour possible where the tour is similar to video game in the sense that you can move around the tour in real time. There are even cases where motion sensors have been used on your body so that you’re actually walking through the property virtually. This is a pretty innovative solution, but here at NoTriangle we’ve decided that these aren’t really a viable solution for our clients, due to the huge costs associated, lengthy turnaround time and advanced hardware needed to power the tours. Perhaps one day these will be widespread within the market but at this point these aren’t used much by virtual reality real estate companies.

Frequently Asked Questions

Should I Get Renderings Before A 360 Virtual Tour?

Renderings and real estate virtual tours go hand in hand and there is no rule as to which product should be created first so it depends on your priorities and which route makes more sense for you. We can either create virtual tours then extract renderings from the VR tour or can do the opposite. That being said, it makes total sense to purchase both products at the same time as the price of the package will be just slightly higher than that of just one product.

What Do I Need To Be Able To Display A 360 Virtual Tour?

A 360 tour is an online micro-website that can be added to an online server and accessed via a link. Any device that has access to the internet browser can display the tour. Additionally, devices equipped with gyroscopes (smartphones, tablets, etc.) will automatically detect your movement so that you can move through the tour accordingly. You can also put a smartphone into a case (i.e. Google Cardboards) that will transform it into a simple & portable VR Headset. The tours work with any system e.g. windows, mac, android, iOS, etc.

Can A 360 Virtual Tour Be A Proper Website?

Yes, a 360 Virtual Tour is already an online micro-website that can be developed and turned into a proper website with all its functionality and connected sales tools. At the top of this page, there are a couple of examples of the tours that show what they look like when integrated into a website.

Will The 360 Virtual Tour Be Placed On Our Server Or On Yours?

Whilst we are developing the tours, it stays on our server. Once it is finished we will send you all the files that you need to put the 360 virtual tour on your server and this is highly advisable since you will have full control over it. However, we can keep it on our server as well and share it via link that can be implemented on your website.

What Is The Biggest Advantage Of Investing In Virtual Real Estate Tours?

They give a good idea of the space of the project without having to see the project fully built, which can speed up the process of approving the project or buying/renting a property. Moreover, it’s a secure way to keep prospecting your clients in case physical meetings aren’t possible. In addition, the tours are online so you can collect data about traffic and use this to improve your sales.

Can I Add Music And Other Sounds To Improve The Client’s Experience?

Yes, we can add music and different sounds to your VR real estate tour, i.e. lounge music in a restaurant, birds singing outside an apartment window, or the sound of moving traffic on the street.
