- [3740 Sacramento Street](https://notrianglestudio.com/work/3740-sacramento-street/): A five-bedroom designer residence in Pacific Heights, San Francisco, developed by The Deason Group at Vanguard Properties. Seven photoreal renderings launched the $9.495M home for sale while it was still under construction, ahead of a late-summer 2026 completion.

Thirteen exterior renderings launched the shovel-ready lots and their approved designs for sale before a single house broke ground.

A single aerial of all four buildings, delivered in two color schemes plus night and street views, launched construction and leasing for the 1979 park, a different asset class from the studio’s usual homes and hospitality.

Six renderings of the new lobby, tenant lounge, fitness center, rooftop terrace, and a model tenant suite launched leasing on the finished amenity package before the physical work was done. The studio’s first Sason project.

- [122 Pine Cone Road](https://notrianglestudio.com/work/pine-cone-road/): A 1960s cabin on one of Incline Village's established luxury streets, on the Nevada side of Lake Tahoe, rebuilt into a mountain-modern home for the Compass listing agent (Ryan Mitchell), with interior design by Peak Design Tahoe. Eight interior and exterior renderings carried one cool wood tone from the floors to the facade, and showed the high Sierra setting honestly, to market the house while it was still under construction.
- [Bellagio Estate](https://notrianglestudio.com/work/bellagio-estate/): A 12,795-square-foot hilltop spec mansion at 1469 Macdonald Ranch Drive, Henderson, Nevada, for developer Imtiaz Tar (Tar Legacy Corporation) via the Sally Forster Jones Group. Five renderings and a cinematic launch film sold the home before it was built, then a full specification document, interior and exterior construction drawings, and reflected ceiling plans carried the design into the build. Completed in 2025 and listed at $19,995,000 (not sold).
- [1660 Casale Road](https://notrianglestudio.com/work/1660-casale-road/): A ground-up modern estate in the Upper Riviera of Pacific Palisades, Los Angeles, for developer Mendez & Clark Ventures via the Sally Forster Jones Group. Eleven renderings and a cinematic animation, including a two-story showcase garage with an animated turntable car lift, presented the 10,809-square-foot home before it was finished, built from the architect’s CAD and Revit model and revised as the house was built. Completed and listed at $24,995,000 (not sold).
- [Serenity](https://notrianglestudio.com/work/serenity-santa-monica/): A roughly 7,000-square-foot coastal farmhouse north of Montana at 615 23rd Street, Santa Monica, for developer Imtiaz Tar (Tar Legacy Corporation) via the Sally Forster Jones Group, and a sibling project to the Bellagio Estate. Five renderings and a cinematic launch film, refined through granular interior art direction with a starfield-ceiling movie theater added as a separate scope, sold the home before it was built. Completed in 2024 and listed at $14,995,000 (not sold).
- [Homewood Mountain Resort](https://notrianglestudio.com/work/homewood-mountain-resort/): Phase 1 North Base residences at a master-planned ski-and-lake resort redevelopment on Lake Tahoe's West Shore, for JMA Ventures and Discovery Land Company, with architecture by Olson Kundig. Six photoreal renderings (one aerial master-plan view and five eye-level views in summer and winter), modeled from six design teams' files and delivered across the Christmas holiday, carried the first phase of homes through Placer County design review.

- [Esmé Beach Residences](https://notrianglestudio.com/work/esme-beach-residences/): A wellness-focused beachfront condominium of 109 one- to three-bedroom residences on Island A, Dubai Islands, Dubai. NoTriangle produced the complete 18-image marketing rendering package, seven residence interiors (including the kitchen in two cabinetry schemes), eight amenity spaces, and three aerials, through the project's branding agency, which stays confidential.

NoTriangle produced 23 marketing renderings, nine shared amenity spaces (pool deck, lounge bar, communal kitchen, cinema, game room, yoga studio, fire-pit terrace, BBQ deck, pet park) and fourteen model-unit interiors across four unit types, through the project's branding agency, which stays confidential.

- [Turks & Caicos Oceanfront Resort](https://notrianglestudio.com/work/turks-caicos-oceanfront-resort/): A phased beachfront condominium resort on Providenciales, Turks and Caicos, with exterior architecture by John Redmond Architects and Phase II interiors by Lang & Schwander. Exterior, aerial, rooftop, and penthouse renderings were built as drone photomontages, compositing the 3D buildings into real aerial photography of the site so the residences launched on the actual turquoise reef water, and the developer returned three years later for a one-bedroom interior.
- [Thailand Retreat Community](https://notrianglestudio.com/work/thailand-retreat-community/): An unbuilt intentional-community retreat in a rural valley in Thailand, rendered for Peter Lombardi Architects, a New York firm focused on intentional communities. Across two phases the studio produced seven concept renderings, a clubhouse pavilion, a masterplan aerial, and interiors of the main hall, library, and pool pavilion, working from the architect's CAD. The aerial was a drone photomontage blending footage of the real valley, and the second phase was delivered in time for a fundraiser where the architect presented the design to prospective backers.
- [Epiphany Cathedral](https://notrianglestudio.com/work/epiphany-cathedral/): The seat of the Catholic Diocese of Venice in Venice, Florida, rendered for Baker Liturgical Art, the second-generation liturgical design and restoration firm on its renovation. Eleven renderings and a 90-second animation, blending 3D with lifestyle footage, presented the new entrance, barrel-vaulted nave, Epiphany mosaic reredos, and memorial garden before ground broke in May 2024 on the $25 to $30 million project, and the visuals were updated in 2023 when the memorial garden moved. The client returned for two more church projects, including the Cathedral of Saints Peter and Paul in Providence, Rhode Island.
- [The Willow](https://notrianglestudio.com/work/the-willow/): Six full-floor rental residences in an 1890s Greenwich Village landmark at 84 University Place, repositioned by GD Capital Group. Pre-leasing renderings inside and out.
- [213 East 83rd Street](https://notrianglestudio.com/work/213-east-83rd-street/): A boutique condominium on Manhattan's Upper East Side. An investor-grade exterior visualization created to help secure project funding.
- [W Madison Street](https://notrianglestudio.com/work/w-madison-street-chicago/): A proposed slender residential tower for Chicago's West Loop, for developer Dearborn Finance & Development (DFD). Four renderings, two exteriors compositing the tower into the real Chicago skyline seen from the city and across Lake Michigan, a dramatic double-height lobby atrium, and a marble-and-gold penthouse with sweeping lake views, gave an unbuilt concept a photoreal form to pitch to investors and the city. A developer vision and financing pitch package. The tower remains a proposal and was not built.
- [The Orson Williamsburg](https://notrianglestudio.com/work/orson-williamsburg/): A boutique six-residence condominium in Williamsburg, Brooklyn. Renderings and a cinematic animation carried the SERHANT-led launch, and four of six residences sold within months.
- [VeLa Developments](https://notrianglestudio.com/work/vela/): High-rise mixed-use towers for VeLa Dev Partners. Planning visuals supported city approvals across six US markets, from Tampa to Phoenix.
- [Sixth Street Viaduct](https://notrianglestudio.com/work/sixth-street-viaduct/): Competition renderings for the Michael Maltzan Architecture and HNTB entry that won the international Sixth Street Viaduct competition in Los Angeles.
- [LinkedIn Headquarters](https://notrianglestudio.com/work/linkedin-headquarters/): Ten interior renderings developed with NBBJ for LinkedIn's Mountain View headquarters, supporting design development and stakeholder review before construction.
- [University of Health and Performance](https://notrianglestudio.com/work/university-of-health-performance/): A veterans wellness and education campus in Gentry, Arkansas, for the nonprofit FitOps, designed by Workshop/APD. Eight renderings of the mess hall and classroom building, staged with people and built to convey the experience of the campus more than its architecture. The campus is built and operating.
- [600 Hartz Avenue](https://notrianglestudio.com/work/600-hartz-avenue/): A mixed-use development in Danville, California, with ground-floor retail under 37 luxury residences, by developer The Address Company. Sixteen renderings and an animation, produced with branding agency Meadow, covering the streetscape, the lobby and landscaped courtyard amenities, and furnished interiors of two home types (Unit C and Unit J1), used to pre-sell the homes and lease the retail. Town-approved in 2022, under construction, and now selling.
- [Move Fitness](https://notrianglestudio.com/work/move-fitness/): Twenty renderings across four fitness and wellness spaces for Move Fitness (founder Marco Borges), the sporting club and spa at the Continuum on South Beach, a boutique infrared studio at 117 Spring Street in Aspen, a Murano Grande fitness-center refresh, and a private home gym. Delivered to design, validate, and present each concept, with finish and flooring options rendered for comparison. Fitness and wellness spaces are a recurring specialty.
- [AutoCamp Cape Cod](https://notrianglestudio.com/work/autocamp-cape-cod/): The clubhouse for AutoCamp's first East Coast resort, in Falmouth, Massachusetts, designed by Workshop/APD. Three renderings visualized the cedar-clad clubhouse in daylight and at sunset before the resort opened in April 2021. Built and open.
- [AutoCamp Catskills](https://notrianglestudio.com/work/autocamp-catskills/): The clubhouse for AutoCamp's Hudson Valley resort near Saugerties, New York, designed by Workshop/APD. Six renderings visualized the post-and-beam clubhouse inside and out, by day and night. The resort opened in June 2022 and its interiors won a 2023 Gold Key Award.
- [Faraway Martha's Vineyard](https://notrianglestudio.com/work/faraway-marthas-vineyard/): A boutique hotel in Edgartown on Martha's Vineyard, an adaptive reuse of the historic 1742 Kelley House by developer Blue Flag, with master planning, architecture, and interiors by Workshop/APD. Four pre-opening renderings (reception, lobby lounge, outdoor bar, and pool) plus 17 custom FF&E models; the lobby rendering ran in Boston Magazine's opening coverage credited to the studio. The hotel opened in May 2023 and holds a Michelin Key.
- [Greenwich Compound](https://notrianglestudio.com/work/greenwich-compound/): A private modern waterfront residential compound designed by Workshop/APD in Greenwich, Connecticut, a cluster of white gabled volumes on a wooded peninsula. Seven exterior renderings visualized the home from the drive, the water, and the air during design. Under construction.
- [Stone and Shingle Estate Compound](https://notrianglestudio.com/work/stone-shingle-estate-compound/): A private estate compound designed by Workshop/APD in the Northeast US (location private), a main house, garage, and pool in weathered shingle and stone behind curved retaining walls. Six exterior renderings, three views each in two design iterations (corten steel versus parged concrete walls, and an overhead connector option), so the owners could compare real alternatives.

- [SoLa Michigan City](https://notrianglestudio.com/work/sola-michigan-city/): A lakefront condominium and townhome development in downtown Michigan City, Indiana, by Farpoint Development, with architecture and interiors by KOO Architecture. Ten interior and terrace renderings and a marketing animation elevated the furnishings to the homes' higher price point and pulled the Lake Michigan views into every room to launch both unit tiers for sale in 2025. The development was ultimately not realized.
- [The Haystack by Alturas Homes](https://notrianglestudio.com/work/alturas-haystack/): A mountain-modern home by the builder Alturas Homes at Tamarack Resort, Idaho, in timber and stone with a vaulted great room and stone fireplace, one of two near-identical homes. Exterior and interior renderings and an animation, built from the plans and spec sheets to match the resort's surrounding homes, with the kitchen rendered in cream and charcoal cabinetry and the primary bath with a light and a dark vanity. Built and marketed at Tamarack.
- [Napa Valley Estate](https://notrianglestudio.com/work/napa-valley-estate/): A wine-country estate in St. Helena, Napa Valley, developed by Riviera Development Company with architecture by Farrell Architecture and interiors by Lindsay Gerber Interiors. Twenty-seven exterior and interior renderings and an animation market the main house and guest house, with the views chosen on a white model and composed around the vineyards, heritage oaks, and hills. The client's third project with the studio.
- [Gateway Commons](https://notrianglestudio.com/work/gateway-commons/): A garden-style, Spanish-Mediterranean apartment community planned by Ginder Development for California's Central Valley, designed by Architecture Plus. Three exterior renderings, modeled from stamped construction plans and a single finish palette with no CAD or site photos, present the apartments, the resort-style pool and clubhouse, and the branded community building to market and lease it before construction. A planned community, not yet built.
- [Anindell](https://notrianglestudio.com/work/anindell-folsom/): A 154-home, 55+ active-adult community in Folsom, California, in the Broadstone master plan, developed by O&I Development, the in-house development arm of Oakmont Management Group. Nine lifestyle-led renderings and an animation carried the amenities, the resort pool and pickleball court, the sky lounge, the private theater, and the fitness and yoga studios, to the leasing market before the community opened. The visuals were art-directed as an upscale resort address rather than an institution. Now open and leasing, and one of several Oakmont communities visualized with the studio, alongside Covina Hills, Carlsbad, and Agoura Hills.
- [Capri Holdings](https://notrianglestudio.com/work/capri-holdings/): Store-design visualization for Capri Holdings across two of its houses, Jimmy Choo and Michael Kors. Exterior and interior renderings of boutiques and flagships in Milan and Shanghai, from Jimmy Choo's green-marble storefronts to the Michael Kors store on Via Montenapoleone and at Shanghai Kerry Centre, gave each store a photoreal reference for design teams, landlords, and brand offices to approve before fit-out, holding one material standard across cities.
- [Capital One Cafe](https://notrianglestudio.com/work/capital-one-cafe/): Three Capital One Cafe flagships in Manhattan with O'Neil Langan Architects. Renderings won fast executive approvals, and all three locations are open.
- [The 'Quin House](https://notrianglestudio.com/work/the-quin-house/): Designer Ken Fulk's transformation of Boston's 1888 Algonquin Club into a members-only social club for the Edgerleys. Room-by-room interior renderings, with roughly 120 custom-modeled furniture pieces, presented and approved the design before the build, and the club opened in 2021.
- [66 East 55th Street](https://notrianglestudio.com/work/66-east-55th-street/): The former Core Club in Manhattan's Plaza District, brought to market by Colliers Capital Markets. Seven photo-matched renderings for the offering memorandum showed buyers six futures for the building, delivered in about a week.
